  2. Budget: Active Realty works with clients to establish both an overall project budget and financial objectives with real estate and facility endeavors.
  3. Operational Objectives: The identification and pursuit of specific objectives is the function of Active Realty's commercial division. We work with our clients both to determine exactly what the real estate needs of the company are and then establish the best team of professionals to reach those objectives.
  4. Completion Parameters / Exit Strategy: Active Realty has every intention of assisting with or directing management of the real estate and facility needs. However, in an effort to successfully achieve our goal as a conduit, we will also frequently transition out of projects such that any ongoing expenses can be minimized once the real estate goals are met. Active Realty will work intensively to insure that our clients have the knowledge and tools to handle the ongoing management of real estate needs where appropriate.
Lease Workouts
The current business environment finds many companies with surplus and/or overpriced leases. Through our experience Active Realty is uniquely qualified to help these companies reduce their fixed expenses, therefore improving bottom line results.

Real estate and its related expenses generally account for the second largest line item after Gross Margin on the Income Statement. The general boardroom perception is that these costs are fixed and very little can be done to manage these costs.
